We handle every detail of the rental process so you don’t have to—reservations, contracts, guest communication, directions, payment processing, tax collection, and monthly accounting. You can enjoy the benefits of rental income without the daily logistics.

Rental Program Overview
In year one, we typically estimate 15-20 weeks of bookings, growing to 30-35 weeks annually as the home builds momentum—assuming availability during key holiday and high-season weeks.
Our seasonal calendar includes:
Holiday Weeks: Christmas, New Year’s, Easter, 4th of July, Mini Lobster Season, Opening Lobster Season
High Season: February to mid-April, June to mid-August
Mid Season: January, late April through May, late August, Thanksgiving week
Slow Season: September through mid-December
You are welcome to use your home as much as you wish, but personal use will naturally affect revenue potential.
Our Services & Fees
Management Fee: 20% of rental revenue
We handle all marketing, guest services, and day-to-day rental operations.
Marketing & Setup Includes:
Professional photography (video and virtual tours available)
Custom home listings across platforms like VRBO, Airbnb, and our website
Guest access control, custom directions, and inventory tracking
Listing optimization and ongoing advertising strategies
Owner Responsibilities:
Annual or semi-annual deep cleans (based on square footage)
A/C service plan with routine biannual maintenance
Licensure and compliance with local regulations (varies by home type and location)
General home upkeep including yard, pool, and small repairs
Startup costs including:
City license fee (annual, varies)
$500 owner escrow (one-time, retained in trust)
$20 Monroe County registration (annual)
$699 VRBO/HomeAway listing fee (annual)
