We handle all aspects: reservations, rental contracts, confirmation correspondence, directions, payment methods, sales tax collection, and accounting related to your property so you don't have to!


We are a fully local team with a primary focus on customer service to both our homeowners and vacation rental guests. We intentionally keep our rental program small to focus on the quality of homes and our guest's experience. We interview our homeowners as much as they interview us. We are looking to work with owners who care about maintaining their property, are willing to provide quality amenities for guests and work in harmony with our team to provide luxury vacations.


Our first-year rental estimation is 20 weeks, with 25 - 30 weeks for future years. That is assuming we have access to rent the home during Holiday weeks and high season. Our seasons are:
Holiday Weeks: Christmas, New Years, Easter, 4th of July, Mini Lobster Season, Opening Lobster Season 1st week
High Season: February - mid April, June - mid August, Thanksgiving week
Mid Season: January, late April - May, August Slow Season: September - December

We do not limit how much an owner can personally use their property, but your use will affect your income potential.


Keys Ocean Vacation Rental Fees:

• Our rental management fee is 20% of the rental revenue.

• We offer many ways to advertise your rental property. We will obtain high quality photos of your property, take a detailed inventory of your home, develop detailed directions to your property, implement access control procedures to your home, submit detailed listings on several advertising websites and to set up your home in our rental management system and company website. We can also provide video and virtual tours of your home.

• We require an annual or semi-annual deep cleaning of your home so that it meets our cleanliness standards and the retention of returning guests. Deep Cleaning fees are based on the size and the square footage of the home.

• A/C Service plan must include routine maintenance to upkeep the health of your equipment at least twice a year.

• License for a new rental varies in cost depending on the location and type of home (condo, duplex, or single-family home). Routine maintenance (light bulbs, batteries, and filters), yard and outside maintenance and home repairs on your home are not covered under the management fee.


Breakdown on amount due to start renting your property:

1. City Licenses Fee (Annual)

 2. $500 Owner Escrow (One Time, then maintained by our accountant)

3. $20 Monroe County (Annual)

4. $699 HomeAway/VRBO listing fee (Annual)
